Reporting that matches the regulation

Dubai Municipality published the Environmental Indoor Air Quality Index in October 2025 — a per-building composite calculated from sensors inside it, with the data-collection rules framed as a compliance requirement rather than a green-building option. Any building deploying IAQ sensors is now implicitly producing an EIAQI score.

Real-time index Dominant pollutant Piecewise-linear sub-indices, scored on whichever pollutant is worst. Drives alerting.
Reporting index Weighted summation 8-hour and 24-hour averages with pollutant-specific weights. This is the compliance figure.
Placement Multi-point Occupied spaces plus ventilation inlets and outlets, to assess distribution rather than one room.
Averaging ≥6 of 8 · ≥18 of 24 Valid hourly means per reporting period. Gaps are reported, never interpolated.

A dashboard reporting only one of those two numbers is incomplete against the published methodology. Ours reports both.

The framework, and going beyond it

DM GU119 and the EIAQI set out what a building in Dubai is expected to achieve, and they are the framework we report against. For most clients that is the whole brief, and we report it in the form the Municipality asks for.

Some clients want more than that. A school publishing a figure to parents, or a hotel group holding itself to its own brand standard, isn't asking whether the building meets the requirement — it's asking how comfortably clear of it they can get. We'll show you the headroom you have and what it would take to widen it.

Where a project needs instrumentation for a formal submission, we specify and deploy a calibrated stack for that project and state which readings came from which device. Our standing fleet is factory-calibrated — the right tool for watching a building month after month, and not the right tool for a certificate. We would rather tell you that at the scoping call than after it.

Our commercial interest, stated

We measure buildings. We also clean AC systems in them.

On the school project we did both — instrumentation and the fan coil cleaning. That's a commercial interest in the readings, and pretending otherwise would be worse than naming it.

So: where we've carried out the work, the report says so on the page the reading appears. If you want the measurement side held at arm's length from the cleaning, we'll scope it that way or bring in a third party for the verification. Ask us for it and it costs you nothing but the third party's fee.

A pilot: knowing when a flooded office was dry

A commercial client had a major leak. Several rooms were soaked, and the question was never whether to dry them — it was when they were dry enough to put people back in. Dry to the touch is not the same as dry, and a building that looks fine can still be holding water in the fabric.

We put sensors in the affected rooms and tracked relative humidity as it came down. That turned drying from a judgement call into something the facilities team could watch, room by room, and it let them put the effort where it was actually needed: one room wasn't recovering, so an industrial dryer went in there rather than being moved around on a hunch.

When the readings settled, the decision to reopen the offices rested on something they could see rather than on a deadline. Nothing about that job needed a spore count or a compliance score. It needed the right rooms measured, over the days that mattered, and someone going through the numbers with them.

Schools

Classroom CO2 and TVOC, term-time versus holiday baselines, and a dashboard a facilities lead can read without training. Peer-reviewed sampling in Dubai schools found airborne bacterial loads at several times the reference value the study worked to, with computer labs the worst rooms measured.

Hospitality

Guest-room humidity and mould risk across a portfolio, with per-key exception reporting. Vacant rooms in August are the exposure nobody monitors.

Managed residential

Portfolio-level moisture risk ranked by hours above threshold rather than by complaint volume. Find the units before the tenants do.
