Nobody eradicates mould. We manage it, and we're clear about the difference.

Four years of field notes and a stack of published studies say the same thing: suppression fades, dormant spores survive treatment, and growth returns wherever the water did. What works is finding the moisture, replacing what can't be cleaned, and coming back often enough that it never gets established.

What we do

Locate

Find it, and find the water

Moisture mapping, surface readings, instrument data, and sampling where warranted. Growth is the symptom; the moisture pathway is the problem. Treating one without correcting the other guarantees a repeat.

Remove

Replace what can't be cleaned

Insulation liner inside an AC system is porous. Once growth is established in it, scrubbing moves the surface and leaves the hyphae. We cut it out and replace it — that part is physical removal, and it's the most durable thing we do.

Treat

Then suppress what's left

Enzyme-based cleaning to strip the organic film off coils and drain pans, followed by tea tree to slow recolonisation. Both act on active growth. Neither reaches the dormant reservoir, which is why the next step exists.

Tend

Come back, four times a year

The published work is consistent on this: antifungal effect declines within weeks and dormant spores resume growth once conditions allow. Quarterly tending isn't a subscription model bolted onto a service — it's the only cycle the evidence actually supports.

Where we stop

Growth in walls, ceilings or structure is a different trade.

We work on the air-conditioning system and the conditions in the room. Once growth is in gypsum, in a wall cavity, or behind a finish, the job needs containment, negative pressure and a remediation contractor working to the S520 standard.

We'll tell you when you've crossed that line, help you scope the work so three contractors can quote the same job, and check the result afterwards. We won't pretend a cleaning cycle fixes it.

The framework we use

Condition 1 Normal Settled spores consistent with a typical similar indoor environment. This is the target — not sterility, which doesn't exist.
Condition 2 Settled Spores dispersed from a Condition 3 area, possibly with traces of growth.
Condition 3 Active growth Growth, active or dormant, visible or hidden. Requires physical removal.

What nobody can give you

There is no number that certifies a room as safe.

The international standard deliberately sets no spore-count threshold for triggering remediation or declaring success. Hidden growth and confounding variables make any single figure misleading.

Decisions rest on visual evidence, moisture history, occupant health and documented judgment. Anyone selling you a pass/fail number is selling certainty that doesn't exist.

Structural remediation is a separate trade and a separate contract — you hold it with the remediation contractor, not with us, and we take no referral fee. What we can do is help you specify the work against the S520 standard so three contractors quote the same job, and review what comes back with you. Where we've done the work ourselves, we say so, and we'll bring in a third party if you want the check done at arm's length.
