What happens
We walk the property with you
Where you spend time, where you sleep, what you've noticed and when. A smell on startup, a cough that clears on holiday, a room that never feels right — these are data.
The AC system gets opened
Grilles, fan coil unit, drain pan, coil face. Photographed as found, before anything is touched.
Readings in each occupied room
Temperature, humidity, CO2, particulates, VOCs — plus surface moisture readings anywhere the walkthrough gives us a reason.
A written report, in two days
With the photographs and the readings attached.
Some inspections end with us recommending nothing.
That's a legitimate outcome and we put it in writing when it happens. An inspection that always finds work isn't an inspection.
What a free inspection doesn't include is laboratory confirmation. Identifying an organism, or quantifying it, needs sampling and a lab — a separate step, discussed only if the inspection gives us cause.
