What is the rule for leaving a Dubai home empty, and does it change in winter?
The rule is not never switch it off — it is not during the summer. Two weeks with the system off is defensible in December, when there is far less moisture outside to leak in, and is not defensible in August. And where a home still smells after the system has been dried and run, the problem has moved past what treating a system can reach.
Key facts
-
Outdoor humidity in Dubai is substantially lower in December than in August, reducing the moisture load entering an empty home.
Seasonal variation in outdoor dew point.
-
Humidity enters an empty home by infiltration, which does not require a fresh-air intake.
Leakage through gaps, seals and door frames is driven by pressure and vapour-pressure differences.
-
Dubai's fog season runs December to February, with humidity spikes around dawn.
Regional meteorological pattern.
-
In one home, two service visits more than halved the odour index but the following summer reversed most of the improvement.
Same sensor across four absences, 2023–2026, one client, two properties.
Does the advice change if you travel in winter?
It changes in degree rather than in principle. An air conditioning system in a Dubai home still does not bring outside air in, but humidity does not need an intake to get inside — it leaks in through every gap, seal and door frame, continuously.
In December there is simply far less moisture outside to leak in, which is why two weeks with the system off is defensible in winter and is not in August. The caveat is that Dubai's fog season runs December to February and humidity spikes around dawn, so lower risk is not the same as no risk.
What happens when treating the system is not enough?
One family we work with had a difficult first summer. We visited twice the following year, in February and May 2024, replaced liner, treated the system and fitted blocks. The odour index more than halved. The next summer reversed most of that improvement, because what remained had gone past what treating a system can reach.
They moved home in January 2025. We inspected the new property before they took it and have treated it on the same quarterly rhythm since, and the same sensor has stayed quiet through two summers. We are not claiming the move alone produced that outcome — too much changed at once. What the record shows is that treating a system has a ceiling, and that a home which still smells after drying is telling you where the problem actually sits.
Definitions
- Post-remediation verification
- Third-party confirmation that remedial work has returned a space to normal condition, carried out after the work and by someone other than the party who performed it.
What we are sure of, and what we are not
Established
- Outdoor moisture loads in Dubai are far lower in December than August.
- Infiltration delivers humidity into a home regardless of whether the air conditioning has an intake.
- In the monitored home, two service visits more than halved the odour index and the following summer reversed most of it.
Estimated by us
- That two weeks off is safe in a Dubai winter. Reasoned from seasonal humidity rather than tested.
Not known
- Whether the improvement after the client moved was caused by the new building, the maintenance regime, or both. Too many variables changed simultaneously to separate them.
How the figures on this page were produced
Odour figures come from a trained relative index on a sensor installed in one Dubai villa. They are ratios against that same room's own lived-in baseline, never concentrations, and the sensor holds no individual calibration certificate.

About Gaia Solutions
We measure indoor air in Dubai homes and buildings, treat it with plant-based products, and tend it four times a year. Where we show our own data we state how many rooms, over what period, and with what coverage; our devices are factory-calibrated and we hold no individual calibration certificates, so we publish the shape of a change rather than an absolute concentration judged against a limit.
